Terms of Service
Effective date: 9 October 2026
These Terms of Service ("Terms") apply to your use of the website igema.space (the "Website") and to any booking, payment or service you arrange through us. Please read them carefully. By using the Website, making a booking or paying us, you agree to these Terms.
These Terms have two parts:
- Part A – Global Terms, which apply to everyone.
- Part B – Country Terms, which add rules for a specific country. If a Country Term conflicts with a Global Term, the Country Term applies for that country.
Part A – Global Terms
1. Who we are
The Website is operated by INTERNATIONAL GROWTH MANAGEMENT PTE. LTD. (UEN 201929229M), a company registered in Singapore, trading as IGEMA ("IGEMA", "we", "us", "our").
- Registered address: 68 Circular Road, #02-01, Singapore 049422
- Email: privacy@igema.space
"You" means the person using the Website or booking or paying for our services. If you book or pay for someone else (for example, your child), "you" includes both you and that person, and you confirm you are authorised to act for them.
2. What IGEMA does
IGEMA is a Singapore landing and fulfilment platform for overseas students and professionals. We offer:
- Accommodation: rentals of rooms (in co-living properties and HDB or condominium units) and whole units or premises, booked directly with us or through our partner agents.
- Arrival and settling-in support: arrival, move-in and local support services.
- Introductions to third parties: we can connect families with independent third parties, such as local operators, homestay hosts, guardians or local sponsors, and schools.
Important:
- IGEMA is never a legal guardian of any student and is never a sponsor for any application to the Immigration & Checkpoints Authority (ICA).
- IGEMA does not guarantee any school place, admission or enrolment.
- IGEMA does not guarantee any visa, pass, permit or other immigration outcome. These decisions are made by schools and government authorities, not by us.
3. Eligibility and accounts
- You must be at least 18 years old to make a booking, sign a tenancy agreement or pay us on your own behalf.
- If the tenant or service user is under 18, a parent or legal guardian must make the booking, sign the relevant agreements and accept these Terms on their behalf, and is responsible for the minor's obligations.
- If we give you an account or login, keep your details secure. You are responsible for activity under your account. Tell us promptly if you think your account has been misused.
- You must give us true, accurate, complete and up-to-date information.
4. Your obligations and documents
You agree to:
- provide accurate and genuine documents when we ask for them, including a valid passport and any other identity or supporting documents needed for a booking, tenancy agreement or service;
- tell us promptly if any of your information or documents change;
- comply with your tenancy agreement, house rules and all applicable laws in the country where you stay;
- use the Website only for lawful purposes, and not interfere with it, attempt to gain unauthorised access to it, or upload anything harmful, false or unlawful.
We may refuse, suspend or cancel a booking or service if information or documents you give us are false, misleading or incomplete. In that case, the refund rules in section 9 apply as if you had cancelled.
5. Listings
We try to keep listings on the Website (including descriptions, photos, availability and prices) accurate and up to date. However:
- photos and descriptions are for guidance; furnishings, fittings and layouts may vary slightly;
- availability can change until your booking is confirmed by us;
- the terms of your stay are set by your booking confirmation and tenancy agreement, which take priority over the listing.
If a room or unit is materially different from its listing, please tell us as soon as possible so we can try to resolve it.
6. Bookings through partner agents
You may book through one of our partner agents. If you do:
- the agent is an independent business. The agent is not IGEMA's employee and is not authorised to make promises on our behalf or to change these Terms;
- any commission owed to the agent for an IGEMA booking is paid by IGEMA, not by you. You do not pay the agent a commission for that booking through IGEMA;
- your booking with IGEMA, and your tenancy agreement, are governed by these Terms and that agreement. Any separate arrangement you make with the agent is between you and the agent.
7. Prices and quotes
- Rental prices and fees are shown on the Website, in your quote or in your booking confirmation.
- Packages (for example, combined accommodation and support services) are priced on request and quoted per case. Your written quote sets out what is included and the price.
- Prices are in the currency stated on the Website, quote or invoice.
8. Payments
Payments are processed securely by our payment provider, Stripe. Accepted methods are card, PayNow, WeChat Pay and Alipay (availability may depend on your location and the payment). We do not store your full card details.
You may be asked to pay some or all of the following:
| Payment | What it is for |
|---|---|
| Booking deposit | Secures the room or unit for you. |
| Security deposit | Held against your obligations under the tenancy agreement, and dealt with under that agreement. |
| Rent | Paid monthly, or upfront for up to 12 months, as agreed in your booking or tenancy agreement. |
| Admin fee | Covers administration of your booking and tenancy. |
| Singapore stamp duty | Stamp duty payable on the tenancy agreement in Singapore. It is paid by the tenant before move-in. Move-in will not be allowed until stamp duty has been paid. |
| Service fees | For arrival, move-in, local support or other services you book with us, including packages. |
Payment processing fees are non-refundable, except when IGEMA cancels (see 9.7).
You must pay all amounts by the due dates in your booking confirmation, invoice or tenancy agreement.
9. Refunds and cancellations
This section explains what happens to your money if a booking is cancelled or a tenancy ends early. Once a tenancy agreement is signed, the tenancy agreement governs, and these rules apply subject to it.
9.1 Booking deposit
The booking deposit secures the room for you. If you cancel, or you do not move in, the booking deposit is kept by IGEMA and is not refunded.
9.2 Security deposit and breaking the lease
If you break the lease, including by not moving in after booking, the security deposit is forfeited as the standard penalty, subject to the tenancy agreement. Otherwise, the security deposit is dealt with under the tenancy agreement.
9.3 Prepaid rent
If you paid rent in advance and the tenancy ends early, prepaid rent is not refunded before the room is re-let. After the room is re-let, any refund is calculated under the tenancy agreement.
9.4 Stamp duty
Singapore stamp duty is non-refundable once the tenancy agreement has been stamped.
9.5 Service fees
Service fees are refundable only if the service has not started. Once a service has started, its fee is not refundable.
9.6 Admin fees and payment processing fees
Payment processing fees are non-refundable, except when IGEMA cancels (see 9.7). Admin fees are dealt with under your booking confirmation or tenancy agreement.
9.7 If IGEMA cancels
If IGEMA cancels your booking, or cannot provide the room or unit you booked, you will receive a full refund of the amounts you paid us for that booking, including any payment processing fee.
9.8 How to cancel
To cancel a booking or service, email us at rooms@igema.space with your name, booking details and the reason. Your cancellation takes effect when we receive it.
9.9 How refunds are paid
Approved refunds are paid back to the original payment method, normally within 14 business days of approval. Your bank or payment provider may take additional time to show the refund.
If you have a question about a charge, please contact us at rooms@igema.space before raising a dispute with your bank, so we can try to resolve it quickly.
10. Third-party services
We may introduce you to, or arrange for you to deal with, independent third parties, such as local operators, homestay hosts, guardians or local sponsors, schools and other service providers.
- These third parties are independent of IGEMA. They are not our employees, agents or partners in law.
- Their services are provided under their own terms, and they are responsible for them.
- IGEMA is not responsible for the acts, omissions, services, decisions or availability of any third party, to the extent permitted by law.
- An introduction by IGEMA is not a guarantee or endorsement of a third party.
11. Limitation of liability
Nothing in these Terms excludes or limits any liability that cannot be excluded or limited by law, including liability for death or personal injury caused by negligence, or for fraud.
Subject to that:
- the Website is provided "as is" and "as available", and we do not promise it will be uninterrupted or error-free;
- we are not liable for any indirect or consequential loss, or for loss of profits, business, opportunity or data;
- we are not liable for any loss caused by third parties, by decisions of schools or government authorities (including visa, pass and immigration decisions), or by events outside our reasonable control;
- our total liability to you arising from or in connection with a booking or service is limited to the total amount you paid IGEMA for that booking or service.
12. Indemnity
You agree to compensate IGEMA for losses, costs and claims (including reasonable legal costs) that we suffer because you breach these Terms or your tenancy agreement, provide false or misleading information or documents, or misuse the Website, to the extent permitted by law.
13. Intellectual property
All content on the Website, including text, images, logos, the IGEMA name and design, is owned by or licensed to IGEMA. You may view and print it for your personal use in connection with our services. You may not copy, reproduce, modify, distribute or use it for commercial purposes without our written permission.
14. Privacy
We collect and use your personal data as described in our Privacy Policy. By using the Website and our services, you acknowledge that your data will be handled as described there.
15. Changes to these Terms
We may update these Terms from time to time. The updated version will be posted on this page with a new effective date. Changes do not affect bookings already confirmed or tenancy agreements already signed, unless the law requires otherwise or you agree. Continuing to use the Website after a change means you accept the updated Terms.
16. General
- Order of priority: if these Terms conflict with your signed tenancy agreement, the tenancy agreement prevails for matters it covers.
- Language: these Terms may be translated. If there is any inconsistency between the English version and a translation, the English version prevails.
- Severability: if any part of these Terms is found invalid or unenforceable, the rest remains in effect.
- No waiver: if we do not enforce a right immediately, we have not given it up.
- Transfer: you may not transfer your rights under these Terms without our written consent.

Part B – Country Terms
B1. Singapore
This section applies to bookings, tenancies and services in Singapore, and to all use of the Website operated from Singapore.
B1.1 Governing law
These Terms, and any dispute or claim arising from or in connection with them, are governed by the laws of Singapore.
B1.2 Resolving disputes
If you have a complaint, please contact us first at rooms@igema.space so we can try to resolve it informally.
If a dispute cannot be resolved informally, it will be submitted to the exclusive jurisdiction of the courts of Singapore. Alternatively, if both parties agree in writing, the dispute will be referred to and finally resolved by arbitration in Singapore administered by the Singapore International Arbitration Centre (SIAC) under the SIAC Arbitration Rules in force at the time, with the arbitration conducted in English.
B1.3 Stamp duty
Stamp duty on tenancy agreements in Singapore is paid by the tenant before move-in. Move-in is not allowed until stamp duty has been paid. Stamp duty is non-refundable once the agreement has been stamped.
B1.4 Guardianship and immigration
IGEMA is not a legal guardian of any student and does not act as a sponsor for any application to the Immigration & Checkpoints Authority (ICA). Any guardian or local sponsor we introduce is an independent third party.
