Privacy Policy
Effective date: 9 October 2026
Version: 1.0
Website: https://igema.space
This Privacy Policy explains how INTERNATIONAL GROWTH MANAGEMENT PTE. LTD. collects, uses, discloses and protects your personal data when you use igema.space, enquire with us, or book a room, a whole unit, or our arrival, move-in and local support services. It is written to meet our duties under Singapore's Personal Data Protection Act 2012 (the "PDPA").
Please read it before you give us your personal data. If you have a question, contact our Data Protection Officer (see section 21).
1. Who we are
- Operator: INTERNATIONAL GROWTH MANAGEMENT PTE. LTD. (UEN 201929229M), a company incorporated in Singapore, trading as IGEMA ("IGEMA", "we", "us", "our").
- Registered address: 68 Circular Road, #02-01, Singapore 049422
- What we do: IGEMA is a Singapore landing and fulfilment platform for overseas students, families and relocating professionals. We offer room and whole-unit rentals, plus arrival, move-in and local support. You can book with us directly or through a partner study-abroad agent.
- Our records system: we hold our customer, booking, tenancy, payment and case records in LiveUIN, our backend system.
What we are not. IGEMA links families with independent third parties, such as local operators, homestay hosts, guardians or local sponsors, and schools. IGEMA is never itself a legal guardian, and is never an ICA sponsor. Those third parties make their own decisions about personal data they collect from you and are responsible for it under their own privacy policies (see section 9).
2. Who this policy covers
This policy applies to personal data about:
- students, tenants, occupants and other customers;
- parents, legal guardians and guarantors;
- people who visit igema.space, send us an enquiry through our contact form, or email us at rooms@igema.space; and
- people named in a booking, case or complaint.
It does not cover the websites, apps or services of third parties, even if we link to them.

Data about other people. If you give us personal data about someone else (for example, a parent giving us a student's details, or a student giving us a guarantor's details), please make sure that person knows about this policy and agrees to you sharing their data with us.
Do we need it? Some data is required to make a booking, sign a tenancy agreement, or meet our legal duties. If you do not provide it, we may not be able to provide the service you asked for. We will tell you which information is required.
5. How we collect personal data
We collect personal data:
- directly from you, through our website, booking forms, messages, calls and documents you send;
- from your parent, legal guardian or guarantor;
- from the partner study-abroad agent who referred you;
- from local operators, homestay hosts, schools and other service providers involved in your stay;
- from Veriff (the result of your identity check) and Stripe (the status of your payment); and
- automatically, through cookies and similar technologies when you use igema.space.
6. Why we use your personal data
We use your personal data to:
- Handle enquiries and bookings — respond to you, check availability, and confirm room or whole-unit rentals and support services.
- Prepare and manage tenancy agreements — including signatures by tenants, parents, legal guardians and guarantors, move-in, move-out and deposits.
- Verify identity (KYC) — confirm who you are through Veriff, to prevent fraud and protect our operators and other residents.
- Take and record payments — through LiveUin Pay, IGEMA's payment service, which uses Stripe to process card, PayNow, WeChat Pay and Alipay payments.
- Stamp tenancy agreements with IRAS — pay Singapore stamp duty through IRAS e-stamping, which requires the tenant's name and identity number.
- Register occupants where required — for example, with HDB, URA or ICA, where the law or the property's rules require it.
- Resolve disputes and recover debts — including through arbitration, legal proceedings and debt recovery.
- Coordinate services with partners — share what is needed with the agent who referred you, and with local operators, homestay hosts, schools and service providers involved in your stay; and pay partner agents their commission.
- Send service messages — booking confirmations, payment reminders, arrival and move-in information, and safety or service notices.
- Handle cases and complaints — and keep records of what was done.
- Run and secure our website — keep it working, prevent abuse, and understand how it is used.
- Meet legal and regulatory duties — such as tax, accounting and record-keeping duties, and lawful requests from authorities.
- Marketing — only with your consent. We will send you news and offers only if you have agreed to receive them (see section 17).
We will not use your personal data for a new purpose without telling you and, where required, getting your consent.
Our legal basis. We collect, use and disclose personal data with your consent; where you are deemed to have consented under the PDPA (for example, when you give us your data for a booking and it is reasonable that we use it for that booking); or where the PDPA allows us to do so without consent (for example, where required by law, for investigations or proceedings, or to recover a debt owed to us).
7. Passports and identity documents
We ask for a copy of your passport photo page because we need it to make your booking: to verify your identity to a high degree of accuracy, to prepare your tenancy agreement, to stamp it with IRAS, and to register occupants where required.
We handle passport data with extra care:
- only staff and partners who need it for these purposes can see it;
- we store it securely in LiveUIN and do not send it by unsecured channels where we can avoid it;
- we do not use passport numbers as passwords or to log you in; and
- we delete it on the schedule in section 13.
Please send passport copies only through the secure upload channel we provide, not through our general enquiry form.
8. Children and young people under 18
Many of our customers are students under 18. If a student is under 18:
- we collect their personal data with the consent of their parent or legal guardian;
- a parent or legal guardian must sign the tenancy agreement; and
- the parent or legal guardian may exercise the student's rights under this policy on their behalf.
Students aged 18 and over sign for themselves and may need a guarantor.
Guardians and local sponsors that we introduce are independent third parties. IGEMA is not the student's legal guardian and is not an ICA sponsor.
9. Who we share personal data with
We share only what each recipient needs for the purposes in section 6:
| Recipient | Why |
|---|---|
| The partner study-abroad agent who referred you | To coordinate your booking, keep them updated on its progress, and pay their commission. |
| Local operators, homestay hosts and service providers | To provide your accommodation and arrival, move-in and local support. |
| Guardians, local sponsors and schools you have engaged | To coordinate services you asked for. |
| Stripe (payments) | To process card, PayNow, WeChat Pay and Alipay payments through LiveUin Pay. |
| Veriff (identity verification) | To verify your identity. |
| Cloud hosting providers | To host our website and LiveUIN on servers in Hong Kong and the United States. |
| Government authorities | IRAS (stamp duty), ICA, HDB or URA where required, and other authorities where the law requires. |
| Professional advisers | Lawyers, auditors, accountants, arbitrators and debt recovery agents, where needed. |
Independent third parties. Agents, local operators, homestay hosts, guardians, local sponsors and schools are independent of IGEMA. When they collect or use your personal data for their own purposes, they are responsible for it under their own privacy policies.
Service providers acting for us. Where a provider processes personal data on our behalf (such as our cloud hosts), we require it by contract to protect the data and use it only on our instructions.
We do not sell your personal data.
10. Messaging apps
We do not offer WhatsApp, WeChat or phone as ways to contact us. Please use our contact form or email rooms@igema.space. If you send us a message through WhatsApp, WeChat or another messaging app anyway, it also passes through that platform, which is run by a third party under its own terms and privacy policy. Please do not send passport copies or payment details by messaging app.
11. Transfers outside Singapore
Some of your personal data is transferred outside Singapore:
- Hosting: our website and LiveUIN are hosted on servers in Hong Kong and the United States.
- Processors: Stripe and Veriff may process your data in other countries.
- Customers in mainland China: personal data of customers based in mainland China is transferred from mainland China to IGEMA in Singapore and to our servers in Hong Kong and the United States (see section 12).
When we transfer personal data outside Singapore, we take steps to make sure it receives protection at least comparable to the PDPA — for example, through contracts with the recipient that require that standard. You can ask our Data Protection Officer for more details.
12. Residents of mainland China (PIPL)
This section applies if you are in mainland China, in addition to the rest of this policy. It is written to meet the Personal Information Protection Law of the People's Republic of China (the "PIPL").
Personal information processor: INTERNATIONAL GROWTH MANAGEMENT PTE. LTD. (IGEMA), contact: Tan Ern Hong, privacy@igema.space.
Cross-border transfer. To provide our services in Singapore, we must transfer your personal information outside mainland China:
| Item | Details |
|---|---|
| Overseas recipients | IGEMA (Singapore); our cloud hosts (Hong Kong and United States); Stripe and Veriff; and the Singapore operators, hosts, schools and authorities listed in section 9. |
| Contact | Tan Ern Hong, privacy@igema.space |
| Purposes | The purposes in section 6, mainly bookings, tenancy agreements, identity checks, payments, stamp duty and occupant registration. |
| How | Secure electronic transfer to and storage in LiveUIN. |
| Personal information | The categories in section 4. |
| Your rights | You may exercise your rights against IGEMA and overseas recipients by contacting our Data Protection Officer (see section 21). |
Sensitive personal information. Some of the information we process is sensitive under the PIPL: your passport details and identity documents, identity verification images, payment and financial account information, and any personal information of children under 14. We process it only because it is necessary for your booking, tenancy agreement, identity check, payment and legal duties in Singapore. If it is lost or misused, it could expose you to identity fraud or financial loss, so we protect it with the measures in section 14.
Separate consent. We will ask for your separate consent before we (1) transfer your personal information outside mainland China and (2) process your sensitive personal information. For a child under 14, we will ask for the separate consent of a parent or legal guardian. You may refuse or withdraw consent, but we may then be unable to provide our services, because the booking takes place in Singapore. Withdrawing consent does not affect processing that took place before.
Your PIPL rights. You may ask to know about, access, copy, correct, supplement or delete your personal information; restrict or object to processing; withdraw consent; and ask us to explain this policy. Contact our Data Protection Officer (see section 21).
The consent wording we use is set out in the Annex.
13. How long we keep personal data
| Data | How long |
|---|---|
| Passport copies — no tenancy results | Deleted within 30 days. |
| Passport copies — you become a tenant | Kept until you are no longer a tenant and any dispute or debt is closed, then deleted. |
| Tax and accounting records (including payment records and stamped tenancy agreements) | 5 years, as required by Singapore tax and accounting law. |
| Other records (such as tenancy, case, complaint and communication records) | Until any legal claims are time-barred. |
When we no longer need personal data for any business or legal purpose, we delete it or anonymise it so that it no longer identifies you.
14. How we protect personal data
We make reasonable security arrangements to protect personal data from unauthorised access, collection, use, disclosure, copying, modification, disposal and loss, including:
- access controls so that staff and partners see only what they need;
- secure storage of identity documents in LiveUIN;
- payment card and wallet data handled by Stripe, not stored by us;
- confidentiality duties for staff and data protection terms in contracts with service providers; and
No system is completely secure. Please keep your login details safe and tell us at once if you think your account or data has been compromised.
15. Data breaches
If a data breach affects your personal data, we will assess it promptly. Where the PDPA requires, we will notify the PDPC no later than 3 calendar days after we assess that the breach is notifiable, and we will notify you if the breach is likely to cause you significant harm. We will tell you what happened, what data was involved, what we are doing, and what you can do to protect yourself.
16. Cookies
igema.space uses cookies and similar technologies:
- Essential cookies keep the site working, for example for login, security, language choice and forms.
- Analytics cookies (if used) help us understand how visitors use the site.
You can block or delete cookies in your browser settings. If you block essential cookies, parts of the site may not work.
17. Marketing
We will send you marketing messages (such as news, offers and new services) only if you have given your consent. You can withdraw that consent at any time by using the unsubscribe link, replying "STOP", or contacting us. We will still send you service messages about your booking and tenancy.
Where we send marketing messages to a Singapore phone number, we comply with the Do Not Call provisions of the PDPA.
18. Your rights
Access. You may ask for a copy of your personal data that we hold, and how it has been used or disclosed in the past year.
Correction. You may ask us to correct an error or omission in your personal data. Where appropriate, we will also send the corrected data to organisations we disclosed it to in the past year.
Withdrawing consent. You may withdraw your consent at any time by giving us reasonable notice. We will tell you the likely consequences before we act on it. For example, if you withdraw consent to us using your passport details, we may not be able to complete your booking, tenancy agreement or stamp duty, and we may have to end services that depend on it. Withdrawing consent does not stop us using data where the law allows or requires us to (for example, to recover a debt or meet tax duties).
How to make a request. Contact our Data Protection Officer (see section 21). We may need to verify your identity first. We will respond as soon as reasonably possible. If we cannot respond to an access request within 30 days, we will tell you in writing within that time when we will respond. We may charge a reasonable fee for an access request, and will tell you the fee in advance. We do not charge for corrections.
In some cases the PDPA allows or requires us to refuse a request (for example, where it would reveal personal data about someone else). If so, we will tell you why.
Complaints. If you have a concern, please contact us first so that we can try to fix it. If you are not satisfied, you may complain to Singapore's Personal Data Protection Commission (PDPC) at www.pdpc.gov.sg.
19. Accuracy
Please keep your personal data up to date and tell us of any changes, especially your contact details, passport and visa details, and your parent, guardian or guarantor's details.
20. Changes to this policy
We may update this policy from time to time. We will post the updated version on igema.space with a new effective date. If we make an important change, we will tell you by email or another suitable channel before it takes effect. Where the law requires, we will ask for your consent again.
