These terms apply between International Growth Management Pte. Ltd. ("IGEMA", "we") and you, the agent, agency, operator, landlord partner or service professional who signs up ("you"). By ticking the box you agree to them. We log your acceptance: who you are, the date and time, the version of these terms and your IP address.
1.1 Confidential information means anything either of us shares about the business that is not public, including:
1.2 You may use confidential information only to do the work it was given to you for (placing a student, delivering a service, or operating a listed room). You must not copy, sell, publish or share it with anyone else, except your own staff who need it for that work and who are bound by the same duties.
1.3 IGEMA keeps your confidential information (for example your client prices, your markup and your bank details) private in the same way. We never show your markup to anyone except you.
1.4 These duties do not cover information that is already public (not through a breach), that you already lawfully had, or that the law or a court requires to be disclosed (tell us first if you can).
2.1 Both of us will follow the Singapore Personal Data Protection Act 2012 (PDPA) for any personal data we exchange.
2.2 You will collect, use and disclose tenant and student personal data only for the purpose it was given, keep it secure, not move it out of Singapore without the protections the PDPA requires, and delete or return it when it is no longer needed or when we ask.
2.3 If you discover a data breach involving data received from IGEMA, tell us within 24 hours and help us respond. We may need to notify the PDPC and the people affected.
3.1 For as long as you are an IGEMA partner and for 12 months after you stop, you must not, directly or through anyone else, deal with a landlord, property owner, operator or tenant/student that you were introduced to or learned about through IGEMA in order to rent, sublet, book or service a room or unit without IGEMA, or to take a deal away from IGEMA.
3.2 This covers the rooms and properties listed with IGEMA and the tenants placed through IGEMA. It does not stop you working with landlords or tenants you can show you already worked with before you joined IGEMA.
3.3 If you break clause 3.1, you agree to pay IGEMA the fees or margin IGEMA would reasonably have earned on that deal, in addition to IGEMA's other rights.
4.1 IGEMA sells services to agents at IGEMA's wholesale price. You set your own price to your client. IGEMA pays no service commission on top.
4.2 Arrival packs and services are carried out by independent third-party operators (licensed where the law requires, for example transport). IGEMA links and bills; the operator is responsible for performing the service.
5.1 These terms last for as long as you are a partner. Clause 1 continues for 3 years after that (indefinitely for personal data and access codes) and clause 3 for 12 months.
5.2 If you breach these terms, IGEMA may suspend or close your partner account, and may seek an injunction as well as damages.
5.3 We may update these terms. A new version applies only after you accept it; your acceptance is logged against that version.
5.4 These terms are governed by the laws of Singapore, and the Singapore courts have exclusive jurisdiction.
